For housing associations, co-operative societies and property managers

Air conditioning for your home that stays yours.

Operators offer free distribution in exchange for long-term exclusivity. We will design infrastructure owned by the building that can accommodate multiple providers and prepare documentation for the general meeting.

The situations you come to us with

We’ll do it for you free of charge.

The operator offers ductwork at no cost to the building. In return, they typically require a long-term exclusive contract and an easement. The building is then barred from admitting competitors for years, leaving owners with no choice of provider.

Contract signed by the committee only

The HOA itself is not the owner of the building, decisions on encumbering the property with easements are made by the unit owners. Contracts signed without a proper resolution can be challenged. Before signing anything, have it checked by a lawyer.

Expiring distribution systems

Coaxial and old metal cabling no longer meet today’s service demands. TV runs over IP; working from home requires a symmetrical line. Two different companies lay two separate cables, and the riser looks the way it does.

Planned house renovation

If you are undertaking a major renovation with building permission, from 12. 2. 2026 you must also prepare the house for fibre optics. At the same time, this is the cheapest moment to do it.

Neutral infrastructure: what it means

The difference that only shows up in a few years: and then it’s too late to fix.

Building infrastructure what we propose Operator distribution networks typical "free" offer
Who owns the distribution system The building. It is part of the common areas like any other distribution system. Operator. The building contains third-party assets within its walls.
Who can provide the service Any operator that agrees to connect to an access point. Usually only the installer of the distribution system, for the duration of the exclusive contract.
Co se stane po letech The house is negotiating terms again, with more interested parties at the table. The contract often renews automatically.
Initial cost of the building Home investment, usually from a repair fund or via a loan. Zero. It is paid for in service costs and lost competitiveness.
Impact on flat values Ready-to-install optics are an added selling point. The burden of easements on the property is something buyers ask about.

The comparison is general: the operator’s specific offer may differ. We are happy to review yours and point out what warrants attention.

How we handle it

A procedure that passes the meeting without binding the house for ten years.

01

Inspection and technical survey

We will inspect risers, the basement, roof and existing pipework. We will determine the route that avoids demolition and identify the most practical access point.

02

Design of variants and budget estimate

You will receive two or three options with prices and what each means operationally. Including an honest comparison with the "free from operator" offer: sometimes that is the sensible choice and we will tell you so.

03

Basis for collection

Clear documentation for owners: what will be done, the cost, impact on charges and why. We can attend meetings to present the matter.

04

Project planning and permits

Design documentation and, where required, consultation and building permit procedures. For internal installations, a simple notification or no formalities may suffice. We assess this in advance.

05

Installation in an occupied home

Installation is carried out by our own technicians, not subcontractors, you’ll notice the difference in a lived-in home. We confirm appointments in advance, clean up after ourselves, and enter flats only when absolutely necessary. Sockets are installed only where the owner requests them.

06

Handover and connection of units

Measurements, protocols and documentation for the property. We then provide access to local service providers; owners choose the service themselves.

Who does it

ProFTTH relies on people who operate their own fibre network in Prague 1. We learned to install fibre in historic buildings using our own homes, dealing with easements, heritage reserves and cellars where everything runs. The same team designs the project and carries out the installation.

FAQs for Housing Cooperatives

Do we really need to install fibre optics in the house?
If you are not planning a major reconstruction requiring building permission, the obligation does not apply to an existing house. It is your decision. The reason is usually that the existing ducting is insufficient, or you want order in the entrance for the operators.
Who decides on this in the house?
It depends on the nature of the intervention and the bylaws. Modernisation of common areas and any potential burdening of the building via an operator contract fall under the assembly’s remit, not the committee’s decision. That is why we prepare documentation for owners, and for easement agreements, we recommend legal review.
What is the cost?
The price depends on the number of flats, entrances and riser condition: a building where existing penetrations can be used will cost differently than one requiring new installations. After inspection you receive a free estimate; a formal quote within 48 hours.
How long will the work take in the house?
For standard access, it takes days, not weeks. We schedule appointments in advance and work in flats only by agreement with the specific owner.
We have a contract with an operator in the house. Can anything be done about this?
Sometimes yes. It depends on how long it is sealed, whether it includes exclusivity and how it was approved. Send it to us. We will review it and tell you what options you have. If the matter is legally disputed, we will recommend a lawyer.
Must every flat have an optical connection?
No. The route and distribution to all units are prepared; a socket is installed only where the owner requests it. The rest can be added at any time without further demolition. That is the whole point of the preparation.
